Featured Project: Bayou Automotive — Waveland, MS

An AMG-certified and Tesla-certified specialty automotive service facility on U.S. Highway 90 in Waveland. Lamp Design + Build is providing full architectural design services for a comprehensive facade renovation, signage redesign, and site plan modifications.

The architectural package includes building facade upgrade with stucco re-cladding, new storefront entry with glass and architectural accent, halo-lit channel letter signage, monument sign, exterior lighting plan, coastal landscape design, and complete ASCE 7 wind engineering for the Mississippi coastal hurricane zone. Full construction documents cover all four facades, wall sections, storefront details, and signage mounting specifications.

This is architect-led design-build in action on the Gulf Coast — code compliance designed in from the start, not discovered as a change order on the jobsite.

Understanding Gulf Coast Building Requirements

Commercial construction on the Mississippi Gulf Coast operates under the Mississippi State Building Code, which incorporates the International Building Code with state-specific amendments for wind loading, flood elevation, and coastal construction. Projects within FEMA-designated coastal high-hazard areas (V-zones) require elevated structural systems, breakaway walls below the base flood elevation, and wind-rated building envelope assemblies.

Hancock County and Harrison County each have their own permitting processes, and projects within incorporated municipalities — Bay St. Louis, Waveland, Pass Christian, Gulfport, Biloxi — are subject to additional local zoning and review requirements.
